Why a door that worked in October quits in January
A garage door is a 150 to 300 pound panel balanced on springs and rolled up a track by an opener that only guides it. Cold attacks every part of that arrangement at the same time. The lubricant on the hinges and rollers thickens into paste. The steel track, rollers and shaft contract, so clearances that were loose in summer are tight. The rubber bottom seal hardens and sticks. And a spring that was already near the end of its cycles loses the last of its flex on the first hard freeze. The door does not get slightly harder to move; it gets harder in four places at once, and the opener, which was never sized to lift the door on its own, hits its force limit and gives up.
Around Mundelein and the north suburbs we see the same four failures every winter, in roughly this order.
1. The bottom seal is frozen to the floor
Meltwater from the car runs to the door, refreezes overnight, and glues the rubber seal to the slab. The opener strains, then reverses, or worse, tears the seal off the bottom of the door and lifts anyway.
What to do: stop pressing the button. Run a plastic scraper or a putty knife along the seam between the seal and the floor, or pour warm (not boiling) water along it and give it a minute. Then try once. If the door lifts, you are done for today. Keep the slab in front of the door clear of standing water, and a coat of silicone spray on the rubber seal in the fall stops it bonding in the first place.
2. Thick grease and dry, stiff hardware
Old grease on hinges and rollers turns to paste below freezing, and hardware that had no grease left at all starts to bind. The door is suddenly heavier to move, the opener senses the extra load, and it reverses or stalls partway. You may also hear a new squeal or a rhythmic click at each hinge.
What to do: a spray garage door lubricant, either silicone based or white lithium, on every hinge pivot, on the steel rollers where they enter the track (nylon rollers need nothing), along the spring coils, and on the bearing plates at the ends of the shaft. Not WD-40: it is a solvent, it strips what grease is left, and the door will be worse in a week. Then disconnect the opener with the red cord, with the door down, and lift the door by hand. It should move smoothly and stay wherever you leave it. If it fights you, the problem is not lubrication.
3. The spring that finally lets go
This is the winter call we get more than any other. Torsion springs are rated in cycles, one cycle being the door going up and down once, and a standard spring is good for about 10,000 of them. A spring with 9,800 cycles on it works fine in November. On the first morning below zero, cold steel with no flex left in it snaps. The sound is like a firecracker in the garage, and afterward the door lifts a few inches and drops, or will not budge at all.
What to do: nothing to the door. Look above the opening for a gap in the coil, and at the cables, which will be slack or hanging if a spring went. Then read what to do about a broken spring and call. Replacement is $350 to $750 for a matched pair installed, and on most winter days we do it the same day.
Do not run the opener against a door with a broken spring, and do not pull the release cord with the door up. Without the spring, the opener is trying to lift the full weight of the door, and the door has nothing holding it if you let it go.
4. The opener that cannot keep up
Sometimes the opener is genuinely the weak point. Its force setting was fine when the door was free, and now the door needs more. Battery-backup units in a detached, unheated garage lose capacity in deep cold. Old chain drives with a worn gear grind under the extra load and strip. And a stiff door on a marginal opener is how logic boards die.
What to do: the test in section 2. If the door moves freely by hand and the opener still will not lift it, that is an opener repair. If the door is stiff by hand, fix the door first; a new opener on a binding door will not last either.
Salt, slush and the parts near the floor
One Chicago-specific note. Road salt comes in on the tires, melts into slush, and sits on the bottom rollers, the bottom brackets and the lower turns of the lift cables all winter. By March, cables that were fine in the fall are frayed at the drum and the bottom rollers are rusted stiff. A frayed cable that lets go drops one side of the door. If you see broken strands or rust bloom at the bottom of the cable, that is a cable replacement, $450 to $550 for the pair, and it is worth doing before it decides the timing for you.
What to do tonight, in order
- Two presses of the button, no more. Every attempt against a stuck door loads the top panel and the gear.
- Check the seal for ice and free it.
- Look at the sensor lights near the floor. Frost on a lens will stop the door closing, though not opening. Wipe them.
- Look above the door for a gap in a spring and at the cables for slack. If you see either, stop and call.
- If the springs look intact, pull the release cord with the door down, and lift by hand. Smooth and balanced means lubricate and try the opener again. Heavy or dropping means a spring has gone.

How to keep it from happening next year
Almost all of the above is avoidable with a fall tune-up, which is $100: every pivot lubricated, the door balanced by hand, springs and cables inspected for the wear that turns into a January failure, the opener's force limits reset to the freed-up door, the safety reversal tested, and the seal treated so it does not bond to the slab. If the springs are close to the end of their cycles we will say so and give you a written price to replace them on a day you choose, rather than the day they choose.
If the garage is attached and the door is uninsulated, an insulated replacement door keeps the garage, and the rooms above it, noticeably warmer. A new standard two-car door with a new opener installed runs about $4,000. It is not the answer to a broken spring, but it is the answer to a 25-year-old door that fails every winter.
